Investment Consulting in Real Estate

Real estate remains, even in tough economic times, an appealing investment. In this course, we will analyze investment real estate, including how the value of investment real estate is affected by economic trends.

We will discuss the tax ramifications of an outright sale compared to a 1031 exchange, and review how to consult with a client regarding acquisition or sale of investment real estate.

A quick look at a decade of real estate activity shows a market hyper-inflating, then crashing, then becoming very attractive to investors. Both agents and appraisers need to understand the basics of real estate investment, both from a viewpoint of valuation and consultation. 

Upon completion of this session, participants will be able to:
  1. Construct an income statement for review for either valuation or consultation purposes, including review of client data to identify missing information, and possible misinformation.
  2. Identify methods of valuation of income producing properties, e.g. GRM, cap rates. Discuss pros and cons of each technique; utilize case studies for demonstration.
  3. Demonstrate proficiency at using these formulae to estimate value.
  4. Understand the tax ramifications of the sale of investment property. Identify tax terms and techniques, such as bifurcation and allocation of sales price to maximize tax savings.
  5. Identify the basics of a 1031 exchange, and the tax benefits associated with it. Understand and apply key terms, such as depreciation recapture; capital improvements; safe harbor; qualified intermediary, etc.
  6. Demonstrate proficiency at estimating tax ramifications from sale of investment property, contrasted with a 1031 exchange.
  7. Compare and contrast the risks and benefits of using leverage to acquire real estate. Analyze the effects of declining values on equity positions.
  8. Understand and apply the effects of changing interest rates on investment property valuation. Discuss capitalization rates in the context of other investments available.
