Mandatory New Licensee General Module

The Pennsylvania Real Estate Commission has mandated that all salespersons complete 14 hours of mandatory continuing education during their first renewal cycle. For the 2013-2014 renewal cycle, this applies to those licensed on or after December 1, 2011. While these courses are required for those newly licensed, any agent may benefit and receive continuing education credits for these courses.

The General Module focuses on protection of the buyer and seller client as well as ways to develop professional business strategies to maximize professional development. At the conclusion of the course, participants will be able to abide by all applicable laws, complete and review forms and other contracts with consumers and recognize current legal issues that affect the transfer of property.

Anatomy of an Appraisal

In this class, we examine the requirements of USPAP for preparing an appraisal report, which has "credible results." We also look at common assignment conditions appraisers must adhere to, such as those from Fannie Mae, FHA and VA. We will review what an appraiser must do to abide with all of these requirements; we will also cover typical red flags, such as missing data, overuse of boilerplate, inconsistency of data and unsubstantiated adjustments.

At the conclusion of the course, students should be able to read and understand a typical 1004 URAR appraisal report, with Uniform Appraisal Dataset (UA) abbreviations in it.
